The home inspection process

Most buyers will have a home inspection.  Many buyers will want to check the Radon levels too

They will ask for repairs to broken items.   We will limit the repairs to major items like the:  roof, plumbing, electric, HVAC, structure & appliances.

We have lots of good contractors you can call for reliable service.

 

The buyer’s lender wants an appraisal

The bank wants an appraisal to verify that the home’s sale price is line with similar size homes in the area.

We will meet the appraiser at your home and give them the facts to support our sales price. 

Only about 20% of listing agents take the time to meet the appraiser.  We feel this small step is a critical part of the process.


 

The buyer should have a full loan commitment in 21-28 days

We will ask their lender to fax this extremely important document to us.  We must have it to prove the buyer’s loan is completely finished.  Not all Realtors understand the importance of getting this document as soon as possible.

It’s time to move out and go to closing/ settlement

The buyers will do a final walk through before closing.  They want to make sure the agreed upon home inspection repairs were made.  Closing takes about 90 minutes; you will receive your profit check at the end
